DC Blox CTO says AI infrastructure fiber construction now dictates site selection

The shift toward treating connectivity as a core construction package rather than a utility hookup signals a fundamental change in how streaming and AI infrastructure is deployed. As hyperscalers like Meta and Google increasingly control their own terrestrial and subsea routes, the traditional carrier-neutral model is being challenged by a need for massive, dedicated physical pathways. This creates a new competitive landscape where land and power are insufficient without a viable 18-month permitting strategy for diverse fiber rings. Watch for whether secondary markets can streamline right-of-way approvals to attract the next wave of gigawatt-scale data center developments.

DC Blox operates in an increasingly crowded field of regional data center developers racing to secure fiber-rich sites for AI workloads. In early 2025, Zayo Group announced a $1.2 billion expansion of its fiber network targeting AI and cloud connectivity demand across North America, adding routes in secondary markets where power availability and permitting timelines are more favorable than in traditional hub cities like Ashburn, Virginia. That investment mirrors the exact dynamic DC Blox CTO Jeff Wabik describes: fiber is no longer an afterthought but a gating factor that determines whether a campus can be delivered on schedule. Meanwhile, Verizon Business reported in mid-2025 that enterprise demand for dedicated fiber circuits to AI training clusters had grown more than 40% year over year, underscoring that carrier networks themselves are straining under the same capacity pressures that make private fiber builds essential for hyperscale-adjacent facilities. The permitting and right-of-way bottleneck that DC Blox highlights has drawn regulatory attention at both state and federal levels. In March 2025, the FCC adopted a declaratory ruling streamlining pole attachment processes to accelerate broadband and fiber deployment in underserved corridors, a move that could reduce one of the longest lead-time components Wabik identifies. At the state level, Georgia's Department of Transportation updated its encroachment permit procedures in late 2024 to fast-track fiber construction along interstate rights-of-way, directly benefiting developers like DC Blox whose Southeast footprint depends on highway-adjacent routes. These regulatory shifts matter because the 80-week equipment lead times Wabik cites are compounded by permitting delays that can add another 12 to 18 months, making any procedural acceleration a material competitive advantage for operators who can navigate the process quickly. On the technical side, the fiber counts required for AI interconnect are pushing infrastructure specifications well beyond traditional data center designs. Corning reported in its Q2 2025 earnings call that shipments of its high-fiber-count cables (3,456 fibers and above) had tripled year over year, driven by hyperscaler orders for GPU cluster interconnects that require dense parallel optical paths. AT&T, one of the carriers mentioned in the DC Blox discussion, announced in April 2025 a multi-year agreement with Corning to supply next-generation fiber for its backbone expansion targeting AI traffic growth, signaling that even incumbent carriers recognize the scale of demand that DC Blox and similar developers are planning around. The convergence of higher fiber counts, longer lead times, and tighter permitting windows means that the developers who locked in fiber routes 18 to 24 months ago now hold a structural advantage that new entrants cannot easily replicate. As these infrastructure constraints persist, new capital is flowing into specialized firms like Delos Data which recently raised $100 million to solve AI networking bottlenecks.
